What to Expect During an Estate Sale

If you've never been through an estate sale before — whether you're hosting one or attending as a buyer — it's completely normal to feel unsure about how everything works. Here's a straightforward look at what to expect.

What Is an Estate Sale?

An estate sale is a way to sell the contents of a home, usually when a family is settling an estate, downsizing, or going through another major life transition. Unlike a garage sale, estate sales are typically run by professional companies and include everything from furniture and appliances to collectibles, clothing, and everyday household items.

For Families Hosting a Sale

Before the Sale

A professional estate sale company will walk through your home to assess the contents and help you understand what to expect. This includes:

  • Sorting and organizing — Identifying items of value, grouping similar items, and staging the home for shoppers.
  • Research and pricing — Every item is individually priced based on current market values.
  • Marketing — Your sale will be advertised online and to established buyer networks.

During the Sale

Most estate sales run for two or three days. The sale company handles everything on-site — greeting shoppers, answering questions, processing transactions, and keeping the home secure.

After the Sale

Once the sale wraps up, the company will provide a full accounting of what sold. Depending on your agreement, they may also help with donation pickup or cleanout of remaining items.

For Buyers

Estate sales are open to the public. Here are a few tips:

  • Arrive early on the first day for the best selection, or come on the last day for the best deals.
  • Bring cash — Many estate sales prefer cash, though some accept cards.
  • Be respectful — Remember that someone's home and belongings are involved. Treat the space with care.
  • Ask questions — Sale staff are usually happy to share what they know about an item's history or condition.
