How to Prepare Your Home for an Estate Sale

Getting a home ready for an estate sale can feel like a big task — especially when emotions are involved. The good news is that a professional estate sale company does most of the heavy lifting. Here's what you can do ahead of time and what to leave to the pros.

Start with the Personal Items

Before anything else, walk through the home and set aside anything your family wants to keep. This might include:

  • Family photos and documents — Birth certificates, letters, photo albums, and anything with sentimental value.
  • Heirlooms — Items that were promised to specific family members or that hold irreplaceable meaning.
  • Financial and legal paperwork — Wills, deeds, insurance documents, and anything your attorney or executor may need.

Everything else — from furniture to kitchenware to the contents of the garage — can potentially be included in the sale.

Don't Clean Out or Throw Anything Away

This is the most common mistake families make. Items that seem ordinary or worn out can still have real value to collectors and everyday shoppers. Old tools, vintage kitchenware, costume jewelry, even half-used craft supplies — these things sell.

Leave everything in place. A professional team will sort, price, and stage it all. Throwing things away before they've been assessed almost always means lost money.

You Don't Need to Clean or Organize

Your estate sale company will handle staging the home to make it shoppable. That includes organizing rooms, setting up display areas, and making sure everything is accessible. You don't need to deep clean or rearrange anything beforehand.

That said, if there are areas of the home that are difficult to access — a locked shed, a packed attic — just let your sale company know so they can plan ahead.

Secure Valuables and Medications

Before the walkthrough, make sure to remove or secure:

  • Prescription medications
  • Cash, checkbooks, or credit cards
  • Firearms (discuss handling with your estate sale company — many have specific protocols)
  • Anything you're unsure about — If you're not sure whether to include it, set it aside and ask
